1. Buyer Approval
Do you require any buyer approval?
- Answer: No
2. Transfer or Capital Contribution Fees
Is there a transfer fee or capital contribution fee required for a new buyer?
- Answer: Yes. A $150 transfer fee and a $1,500 capital contribution fee are required.
3. Special Assessments
Are there any current or upcoming special assessments?
- Answer: No
4. Association Fees
What are the fees and when are they due?
- Answer: monthly
5. Included Services
Do the fees include anything extra (such as cable or water)?
- Answer: Basic internet and amenity access are included.
6. Leasing Restrictions
Are there leasing restrictions, and what are they?
- Answer: Yes. Minimum 12-month lease term. Short-term rentals (Airbnb, VRBO, etc.) are not permitted.
7. Pet Restrictions
Are there pet restrictions, and what are they?
- Answer: Yes. A maximum of three (3) pets per household.
8. Maintenance Coverage
Are lawn maintenance and building exterior covered in the dues?
- Answer:
- Single-Family Homes: Lawn maintenance is included.
- Townhomes: Roof, exterior maintenance and lawn are included.
9. Multiple Associations
Is there more than one association (master and sub-association)?
- Answer: No, there is only one association.
10. HOA Documents
Could you please send a copy of the HOA documents or provide a link?
- Answer: HOA documents can be found at www.IslesofLakeNona.net.

12. Gate & Amenity Access
How does the buyer get gate and amenity access?
- Answer: After each closing, 2 vehicle stickers are provided. The seller should provide the Vehicle Access Form and Amenity Access Form from the Town Square Website under Documents → Forms.
The new owner should email their deed and both forms to AKaiser@castlegroup.com to receive a Welcome Email and access setup.
13. Tenant Amenity Access
How does tenant access work?
- Answer: Tenant amenity access is $50 per connected phone. Owners receive their first 4 phone connections free. A phone number change is $50 per update.
14. Office Hours
When is the management office open?
- Answer: The office is open by appointment only on Tuesdays and Thursdays, from 9:00 AM – 12:00 PM and 1:00 PM – 4:00 PM.(For Residents, Realtors, Vendors, etc.)
